The year was 1855. Franklin Pierce was President of the United States. What would become one of Omaha’s most enduring institutions, the NP Dodge Company, was established by brothers Nathan Phillips Dodge and Grenville Mellen Dodge. While Grenville went on to serve as a general in the Civil War and helped found the Union Pacific Railroad, N.P. stayed in the land-sale business and built one of Omaha’s signature firms, the NP Dodge Company.
N.P. “Nate” Dodge Jr. returned to Council Bluffs and the NP Dodge Company in 1899. A Harvard-educated lawyer, he had a strong passion for land development and politics. During his leadership, he was responsible for developing more than 220 neighborhoods across the country—working in the northern states during spring and summer, and in the South during fall and winter. He also served in the Nebraska Legislature, where he applied his legal skills to public service. Among the many bills he authored was the Dodge Honest Election Law, which played a key role in dismantling Tom Dennison’s political machine in Omaha.
The Company’s evolution continued under the leadership of N.P. “Phil” Dodge III, who began his career at the Company after four years in the Air Force as a World War II pilot. In 1945, the company employed just five people. Phil ushered in a transformative era, guiding the company from a developer of small residential lots into a diversified Omaha real estate entity. He expanded the Company’s activity into residential construction, insurance, mortgage lending and residential sales, while it continued to pursue land development opportunities.

N.P. “Sandy” Dodge IV, born and raised in Omaha, Nebraska, started working for the company when he was 18 years old. After his own service in the Air Force, he returned in 1962 and went on to lead the company for the next 36 years. Since then, the Company has added several new divisions along with leadership that share a desire for growth, performance and change, while maintaining a reputation for service and integrity. Today, Sandy is Chairperson Emeritus of the Board for the NP Dodge Company.
In 1985, National Equity, Inc. opened its doors under the leadership of Kate Dodge and Randy Wilson, specializing in comprehensive corporate relocation services on a global scale with unmatched precision and expertise. Over the next decade, NEI Global Relocation grew to be a recognized leader in the industry, now serving clients in 128 countries worldwide.
N.P. “Nate” Dodge V began his career in bank consulting in New York. He then worked for Fannie Mae in Washington, D.C., designing niche mortgage programs for underserved populations. He joined the NP Dodge Company in 1993, adding a closing company and mortgage relationships. He became the president of the NP Dodge Company in 2014 and CEO and Chairperson in 2023. He is the fifth N.P. Dodge to take on the role of President for the NP Dodge Company. Nate is committed to the same solid principles the company was founded on in 1855: hard work, innovation, and unwavering ethics.
Across five generations, the pioneering and entrepreneurial spirit of the original N.P. Dodge has continued to define the company.
